The San Ramon Valley Unified School District has finished moving into its new headquarters, and it is now a commercial landlord too.

The building

SRVUSD paid $18,009,987 late last year for the four-story Canyon Commons Corporate Plaza at 3130 Crow Canyon Place in San Ramon, Danville San Ramon reported. A state CEQA record lists a notice of exemption for the acquisition. Between Oct. 7 and Oct. 12 the district moved 101 employees out of its old offices at 699 Old Orchard Drive in Danville, plus IT staff from its transportation center. The main public lobby is in Suite 300.

Tenants pay the bills

The district uses parts of three floors and leases the rest. Tenants include First American Title, Edward Jones and dental and legal offices. Westamerica Bank signed for a first-floor branch, which will bring the building to 98% occupancy when it opens. The leases are expected to bring in $1.8 million a year. Superintendent CJ Cammack said the loan for the building will be paid off with redevelopment agency fees the district expects to receive through about 2035. "We are a school district that has limited means to generate revenue. And this is a creative solution to address that problem," he said.

What happens to Old Orchard

Canyon Commons has no room for public meetings, so the school board will keep meeting at the old Danville site through the 2026-27 fiscal year. The district has a waiver pending with the state Department of Education to widen the pool of possible buyers for the old property, which could take four to six months. Pleasanton Unified made a similar move three years ago.
