What Zillow shows

Zillow's Home Value Index puts the typical Pleasanton home at $1,500,493 as of Sept. 30, 2026, down 3.0% from a year earlier. Zillow says homes go pending in about 30 days.

What it means

Pleasanton stands out among the Bay Area cities we've tracked this month because both data sources show prices falling and homes selling below asking. Homes are on the market about 12 days longer than a year ago, and typically get only one offer. That gives buyers room to negotiate. Sellers may need to price more carefully than they did in 2025.

Redfin figures are medians of actual sales. Zillow's index is a typical-home estimate. The two measure different things.
