What Zillow shows
Zillow's Home Value Index puts the typical Richmond home at $600,691 as of Sept. 30, 2026, down 1.0% from a year earlier. Zillow says homes go pending in about 18 days.
What it means for buyers and sellers
Richmond remains one of the few Bay Area cities where the median sale is under $600,000, and prices dipped slightly this year. But that hasn't made it a buyer's market: Redfin says many homes still get multiple offers, sometimes with waived contingencies, and sell faster than a year ago. Sales volume fell, so buyers have fewer homes to choose from. Compare other cities in our Bay Area home prices comparison.
Redfin figures cover the three months through September 2026 and compare with the same period a year earlier. Zillow's Home Value Index is a typical-home estimate, not a sale price, so the two numbers measure different things and won't match exactly.
