What Zillow shows

Zillow's Home Value Index puts the typical Mill Valley home at $2,178,610 as of Sept. 30, 2026, up 10.2% from a year earlier. Zillow says homes go pending in about 14 days.

What it means for buyers and sellers

Don't read the median drop as a crash. Mill Valley sells only a few dozen homes a month, so a three-month median can swing a lot with the mix, and Zillow's index shows values up 10.2%. Redfin rates the market "very competitive" (Compete Score 89): the average home sells for about 6% over list in around 14 days, and price cuts are far less common than a year ago. Redfin figures cover the three months through September 2026 and compare with the same period a year earlier. Zillow's Home Value Index is a typical-home estimate, not a sale price, so the two numbers measure different things and won't match exactly.
