Marin County's housing market cooled slightly on price but picked up on volume heading into fall, according to the latest Redfin and Zillow data.

The numbers

  • Redfin median sale price: $1,496,651 for the three months ending September 2026, down 1.5% year over year
  • Price per square foot: $851, up 5.5%
  • Homes sold in September: 255, up 18.7% from 215 a year earlier
  • Median days on market: 25, versus 29 a year ago
  • Sale-to-list: 102.7%; 48.2% of homes sold above asking
  • Zillow Home Value Index: $1,484,731, up 4.8% over the past year (as of Sept. 30)

Why the two numbers differ

Redfin's figure is the median of homes that actually sold, so it shifts with the mix of homes on the market. Zillow's index estimates the value of all homes. A falling median alongside rising price per square foot suggests smaller homes made up more of the sales.

Risk to note

Redfin's climate data rates Marin's flood risk as extreme, with 22% of properties at risk of severe flooding over 30 years, and 70% of properties with some wildfire risk.
