What Zillow shows

Zillow's Home Value Index puts the typical Los Gatos home at $2,597,611 as of Sept. 30, 2026, up 4.6% from a year earlier. Zillow says homes go pending in about 31 days.

What it means for buyers and sellers

Redfin still calls Los Gatos "very competitive" (Compete Score 70), with about three offers per home, but homes are taking longer to sell than a year ago, and more than a quarter of listings had a price cut. The average home sells for about 1% over list in around 30 days. Zillow's index is up while Redfin's median is down, a sign that values are holding even though fewer, and possibly different, homes changed hands. For a neighboring town, see our Saratoga report.

Redfin figures cover the three months through September 2026 and compare with the same period a year earlier. Zillow's Home Value Index is a typical-home estimate, not a sale price, so the two numbers measure different things and won't match exactly.
