What Zillow shows

Zillow's Home Value Index puts the typical Dublin home at $1,227,704 as of Sept. 30, 2026, down 5.5% from a year earlier. Zillow says homes go pending in about 40 days.

What it means for buyers and sellers

Dublin is one of the softer markets in the Tri-Valley right now. Redfin and Zillow both show values down from a year ago, and the average home sells for about 2% below list price, going pending in around 49 days. That gives buyers more time and negotiating room, while sellers may need to price closer to recent comps.

Redfin figures cover the three months through September 2026 and compare with the same period a year earlier. Zillow's Home Value Index is a typical-home estimate, not a sale price, so the two numbers measure different things and won't match exactly.
