What Zillow shows
Zillow's Home Value Index puts the typical Belmont home at $2,263,665 as of Sept. 30, 2026, up 5.5% from a year earlier. Zillow says homes go pending in about 20 days.
What it means for buyers and sellers
Redfin rates Belmont "somewhat competitive," but its numbers are hot: about four offers per home, an average sale about 5% over list, and a pending sale in around 14 days. Hot homes go about 15% over list in around nine days. Homes took a few more days to sell than a year ago, and more of them sold. Compare with Redwood City and San Mateo.
Redfin figures cover the three months through September 2026 and compare with the same period a year earlier. Zillow's Home Value Index is a typical-home estimate, not a sale price, so the two numbers measure different things and won't match exactly.
