San Rafael's median sale price rose 17.9% to about $1.3 million in the three months through September 2026, and September sales jumped 36% from a year earlier, according to Redfin.

The numbers

  • Median sale price: $1,299,381, up 17.9% year over year

  • Homes sold in September: 151, up 36.3% from 111
  • Median days on market: 28, down from 42
  • Typical home gets 2 offers and sells for about 2% above list; hot homes go for about 6% over

What Zillow shows

Zillow's Home Value Index puts the typical San Rafael home at $1,313,734 as of Sept. 30, 2026, up 3.0% from a year earlier. Zillow says homes go pending in about 16 days.

What it means for buyers and sellers

The size of the gap matters here. Redfin's sale-price median rose almost 18%, but Zillow's index of all homes rose only 3%. That suggests more expensive homes sold this summer, not that every San Rafael home gained 18% in value. Even so, faster sales and more of them show demand in Marin's largest city has picked up.

Redfin figures cover the three months through September 2026 and compare with the same period a year earlier. Zillow's Home Value Index is a typical-home estimate, not a sale price, so the two numbers measure different things and won't match exactly.
