Oakland developer oWow has filed plans for a 20-story affordable housing tower at 3403 Piedmont Ave. in Pill Hill, plus a residential conversion of the historic Saw Mill Furniture Building, for 334 homes, San Francisco YIMBY reported.

Why it matters: It would be a big jump in housing on a small site. The earlier approved plan was 105 units in eight stories.

The proposal

  • 334 units total, four of them for on-site property managers.
  • Parking for 98 cars and about 200 bicycles.
  • A 0.4-acre triangle bounded by Broadway, Piedmont Avenue and I-580.
  • A lot merger is proposed. Historic review of the Saw Mill building will be handled separately.

oWow is both developer and architect. Construction cost, timeline and unit sizes have not been shared. Development Director Jeremy Harris said the firm is still working out details. CEO Danny Haber said, "Build, baby, build."

How it grew

Planning began in 2022 at 73 units. It grew to 93 units in 2023 and 105 units in 2024 using state density bonus laws, Hoodline reported. This is a proposal, not an approval.
