For buyers priced out of Santa Clara County's $1.88 million single-family market, condos and townhomes are the main alternative. In September the countywide median for that segment was $852,500 on 262 sales, according to the Santa Clara County Association of Realtors' city-by-city report. Homes averaged 42 days on market and sold at 100% of list price.

  • Cupertino: $1,550,000 (1)
  • Palo Alto: $1,535,000 (11)
  • Mountain View: $1,475,000 (25)
  • Sunnyvale: $1,250,000 (25)
  • Stanford: $1,250,000 (1)
  • Los Gatos: $895,000 (6)
  • Morgan Hill: $895,000 (14)

  • San Jose: $729,000 (127)
  • Campbell: $610,000 (5)
  • Gilroy: $497,500 (2)

The takeaway

San Jose had by far the most condo and townhome sales, and its $729,000 median is less than half the city's single-family median of $1,568,888. Condos are also selling more slowly than houses countywide, giving buyers a bit more room to negotiate.

Several cities had very few sales, so their medians can change sharply from month to month.
